DEAL WATCH: Pair-A-Dice Mobile Home Park sells for $3,200,000

Colliers International | Las Vegas’ Doherty Industrial Group represented Panattoni Development Co. in a $25.5 million purchase of undeveloped land in the rapidly expanding West Henderson submarket.

Located at the southeast corner of Bermuda Road and St. Rose Parkway, the 38.84 acres of land is being developed as a build to suit for an undisclosed tenant by Panattoni Development Co., an international commercial real estate developer that specializes in industrial, office and build to suit projects.

This is the fourth West Henderson transaction the Doherty Industrial Group has represented for Panattoni’s project known as South 15 Airport Center that now consists of nearly 211 acres. This most recent transaction comes on the heels of a 40-acre purchase by Panattoni called South15 Phase II, an 862,040-square-foot three-building speculative industrial development adjacent to the Raiders practice facility.

The Doherty Industrial Group has assisted Panattoni in attracting large companies to West Henderson over the years including FEDEX, Kroger’s Distribution Center and Amazon Fulfillment Center totaling more than 600,000 square feet.

“Over the years, our team has successfully led several transactions for Panattoni and other developers in West Henderson which has ultimately helped shape this submarket into an industrial real estate hot spot for several large and high-profile companies,” said Paul Sweetland, SIOR, senior vice president at Colliers International | Las Vegas and Doherty Industrial Group team member.

• A sale to International Asset Manager Inc. The approximately 11.83-acre land parcel is near Galleria Drive and Boulder Higway (APN: 178-02-501-009) in Henderson. Devin Lee, CCIM, and Montana Giesbrecht of Access Commercial Mortgage have announced the recent financing of Pair-A-Dice Mobile Home Park for $3,200,000. This property consisted of 137 mobile home units in an Opportunity Zone at 2067 N. Las Vegas Blvd. in North Las Vegas. This transaction closed on June 19. Access Commercial Mortgage represented the buyer, Espinoza Ruano LLC & Koala Apartments LLC, on this transaction.

• A sale to BE Liquidators LLC. The approximately 5,000-square-foot industrial property is at 4470 E. Cheyenne Ave. The transaction value $750,000.
