HENDERSON APARTMENT COMPLEX SELLS FOR $60.68M

Berkadia has announced the sale of The Edge at Traverse Point, a garden-style multifamily property in Henderson. Managing Director Brian Anderson and Associate Director Jared Glover of Berkadia’s Las Vegas office completed the $60.68 million sale on behalf of the seller, California-based Bascom Group. The buyer was New York-based, and the deal closed June 6.

The Edge at Traverse Point at 1131 Wigwam Parkway affords access to Bruce Woodbury Beltway, Reunion Trails Park, Railroad Lake and the shops and restaurants along Wigwam Parkway. The 296-unit property features one-, two- and three-bedroom floor plans with walk-in closets, private balconies, stainless steel appliances and granite surfaces. Community amenities include two pools and covered parking.

THE LENNOX APARTMENT SELLS FOR $20.6M

Berkadia has announced the $20.6 million sale of The Lennox, a garden-style multifamily property. Managing Director Brian Anderson and Associate Director Jared Glover of Berkadia’s Las Vegas office, along with Managing Director Vincent Norris and Associate Director Eric Norris of Berkadia’s Los Angeles office together completed the sale on behalf of the property’s seller, Nevada-based WGH Partners and their equity partner FECR. Benjy Garfinkle of WGH Partners also acted on behalf of both WGH Partners and FECR. The buyer was California-based Interwest Capital Corp., and the deal closed May 24. The Lennox is at 430 E. Cactus Ave.

“The new owner plans to upgrade the amenity package through expansive upgrades to the pool and common areas. Through this, the Lennox can now compete with other new luxury apartments, while maintaining the boutique feel of the property,” said Anderson. “The property is reminiscent of higher-end luxury in West Los Angeles, which will be attractive to tenants looking for and familiar with that lifestyle.”

• A sale to Black Creek Group. The 208,076-square-foot industrial property is in Eldorado Business Park at 7445-7485 S. Dean Martin Drive. The transaction value was $34,313,575. • Cannery Corner, a Class A shopping center at 2520-2760 E. Craig Road in North Las Vegas, has sold for $22,000,000, or $495 per square foot. Logic Commercial Real Estate had the exclusive listing to market the property, which included Jeff and Mica Berg, Sean Margulis, Brendan Keating and Tonya Gottesman. Cannery Corner consists of seven properties totaling 44,465 square feet. The shopping center is anchored by Lowe’s (NAP) and Sam’s Club (NAP) and was constructed in 2008/2009. At the time of sale, the property was 93 percent occupied.

• The sale of a retail building was completed May 6. The 49,236-square-foot property is at 724 S. Boulder Highway in Henderson. The total value of the transaction was $2,595,000.00.
