Investor buys 64 Sky condos for $18.1 million

San Diego-based Pathfinder Partners LLC has acquired 64 units in Sky Las Vegas — a 42-story, 409-unit luxury condominium community at 2700 Las Vegas Blvd. South on the Strip. The purchase price is $18.1 million.

The unsold units are a mix of one-, two- and three-bedroom plans, ranging from 930 to 1,780 square feet. Pathfinder plans to initially rent the condos and, after renovating all 64 units, will implement a retail sales program over the next 12 to 24 months.

“High-rise condo prices in Las Vegas have rebounded over the past several years and we were able to purchase Sky at a significant discount to replacement cost and the prices of recent sales in the complex,” said Lorne Polger, senior managing director of Pathfinder Partner.

 

Sales of significance

n Ben Millis and Chris Beets of Newmark Grubb Knight Frank represented Annallen LLC in its $584,031 purchase of 13,700 square feet of office space at 3830-3970 Ann Road. Jerry Horden of Nevada Capital Asset Management advised the seller, FNBN Properties LLC.

 

Leases of interest

n Gift Guru LLC leased 1,400 square feet of retail space for 60 months at 217 Stephanie St. from Roxbury Advisors, LLC. Total consideration was $114,450. Nelson Tressler and Michael Zobrist of Newmark Grubb Knight Frank represented the lessor in the transaction.

n Home By Jackie Inc. leased 3,112 square feet of industrial space in Pace Commerce Center at 5140 Rogers St., Suite D in Las Vegas. Greg Pancirov, Mike DeLew and Dean Willmore of Colliers International represented the lessor, FJM Vegas Holdings LLC.

n Joon Instrumental Music Corp. leased 3,710 square feet of industrial space in Decatur Bell Commerce Center at 5030 Decatur Blvd, Suite H, in Las Vegas. Greg Pancirov, Mike DeLew and Dean Willmore of Colliers International represented the lessor, FJM Vegas Holdings LLC.

n Planet Fitness leased 17,500 square feet of retail space in Decatur Crossing at 202 S. Decatur Blvd. Joe Bonifatto of Colliers International represented the lessor, Brixton Decatur LLC.
