A group of commercial real estate industry veterans is taking on Las Vegas’ development scene with their recent launch of a boutique development, real estate investment and brokerage services division.
The venture, Brass Cap Development, adds onto the group’s existing Brass Cap Cos.
Each of firm’s four partners — Mike Chernine, Jason Kuckler, Larry Monkarsh and Tim Castello — has experience in the city, ranging from 15 to nearly 30 years on the ground in areas that include investment, development and construction.
“Our team’s market knowledge, experience and collaboration will provide our clients with all-encompassing brokerage, investment and development services; we can provide a one-stop shop for tenants and build to suit users,” said Chernine. “There are no other firms focusing on fee development, joint ventures and hybrids that can provide the services that we can at Brass Cap.”
The group has spent years amassing its expertise, launching Brass Cap Cos. in 2014. Chernine started his career in a commercial escrow department. He later developed LandBaron Investments—a headquarters for private equity and institutional real estate investment and development. Chernine has bought and sold more than $1 billion in land during his 28-year career.
Kuckler has spent more than 15 years in commercial real estate development and has amassed a portfolio exceeding 2.5 million square feet.
Monkarsh, contractor and developer, opened LM Construction Co. in 1996. He’s brought over 5 million square feet of big-box, “mid bay” and flex space to the city.
Castello brings 16-years’ experience in construction estimating, project management and commercial real estate. He was managing partner of his family-owned business, Castello Excavation &Grading, before joining LandBaron, where he entitled land for development and worked in real estate brokerage.
The newly formed division will be handling facets including predevelopment land use planning, entitlements, site plans and design, preconstruction and construction services. It will also be offering build-to-suit and “shovel ready” projects, along with joint venture opportunities.
“We can provide market studies on locations, negotiate the acquisition of land, entitle property, prepare a budget and construction schedule, and provide construction management and general contracting services,” said Chernine.
Brass Cap is already on the move with an industrial project at Sunset Road and the 215 Beltway. The construction will raise a 32,000-square-foot building and another 40,000-square-foot building.
The firm is also the developer of three Legacy Charter Schools, each about 70,000 square feet. The project is in the first phase. And Brass Cap is developing a 7,000-square-foot truck center, across about three acres.
