Napoli Group records top three luxury high-rise sales this year

Frank Napoli of Berkshire Hathaway HomeServices Nevada Properties and owner of The Napoli Group has just followed up his record-breaking high-rise sale with a second unit in the same building, the Waldorf Astoria, sold at $8.5 million. The luxury 3,980-square-foot unit is on the 46th floor and offers three bedrooms and four baths.

The sale, along with Napoli’s previous $9.5 million record-setting sale in the same building and a $6.75 million transaction at The Martin, gives Napoli and his team the top three most expensive luxury high-rise sales in Las Vegas for 2024. They also hold the two highest sales ever recorded at the Waldorf Astoria.

The most recent unit sold at the Waldorf Astoria was initially a custom grey-shell build-out and has since been finished with imported marble flooring, high-end wood and stone finishes, and sweeping views of the Las Vegas skyline.

“This sale shows just how strong the demand is for luxury high-rises in Las Vegas and the incredible value they bring,” Napoli said. “Top-tier units like this one command premium prices and don’t stay on the market for long.”

Additionally, Napoli closed on a slightly larger unit in The Martin, featuring 5,217 square-feet of space, three bedrooms and four baths. The unit is completely customized with Italian finishings, an 800-square-foot balcony overlooking the Strip, high-end kitchen appliances and modern luxury design elements.

The Las Vegas luxury high-rise market is experiencing significant growth, with rising demand and increasing prices due to limited availability. According to Napoli, the appeal of these properties shows no signs of slowing down.

“The demand for luxury high-rise buildings in Las Vegas is really strong right now, and with fewer units available, prices are climbing fast. High-rise living comes with so many perks — low-maintenance lifestyles, luxury amenities, and custom designs,” Napoli said. “Whether it’s a primary home or a second home, these units are in high demand. Starting this year with the record-breaking sale, Napoli also closed 13 units within the Waldorf Astoria in 2023, contributing to a personal sales volume of $110 million.

The Napoli Group has several other units listed for sale in the Waldorf Astoria, ranging from $3.9 million up to nearly $10 million, which could break Napoli’s previous highest sale record and become the most expensive unit sold in the entirety of the building.
