The Dairy Queen restaurant in Koreatown has been sold to a private investor for $780,000.

Dustin R. Alvino, an investment specialist with Marcus &Millichap’s Las Vegas office, represented both the seller, a private family trust, and the buyer in the deal that closed in 15 days. He said the tenant has about 20 months left on the lease which includes two additional landlord options. The property is at 6125 Spring Mountain Road, near the corner of Jones.

Alvino said the buyer plans to realize an upside by striking a long-term agreement with a national brand.

Sales of significance

▶  Whatcom Investments Inc. has purchased the 7,500-square-foot office property at 3627 and 3620 Sunset Rd. in Las Vegas for $690,000. Jason T. Lesley and Bridget Richards of Colliers International represented the seller, Sunset Pecos II LLC.

▶  Washworks Express LLC purchased 1.25 acres of improved land at 4620 Blue Diamond Rd. in Las Vegas for $625,000. David A. Grant of Colliers International represented the seller, RMS Inc.

Leases of interest

▶  Tectonics Industries has leased 49,337 square feet of industrial space at 2628 E. Lone Mountain Road. Jennifer Levine and Elizabeth Moore of Voit Real Estate Services represented landlord KTR LV North LLC. Rob Lujan of Jones Lang LaSalle represented the tenant in the $1.33 million deal.

▶  Avalante LLC has leased 11,500 square feet of industrial space at 3525 and 3555 W. Naples. Sean Simon and Gabe Telles of Gatski Commercial represented the undisclosed landlord. Earl Barbeau of Berkshire Hathaway represented the tenant in the 60-month deal is valued at $348,973.

▶  AIS Insurance Services, Inc. has renewed its lease on 1,220 square feet of retail space but is moving within Sea Breeze Village. Chris Emanuel and Kammy Bridge of Virtus Commercial represented the lessor, New Deal-Seabreeze LLC, and the tenant in the 60-month deal valued at $142,856. AIS will be occupying space at 1700 N. Buffalo Drive, Suite 103, Las Vegas, and vacating space at 1780 N Buffalo Drive, Suite 108.

▶  Advanced Creative Gaming has leased 4,232 square feet of industrial space in the Windriver Industrial complex at 4301 S. Valley View Blvd. Stacy Debie, Ali Roesener and Gabe Telles of Gatski Commercial represented the landlord, BKM Capital Partners. Gene Proctor of Realty Executives represented the tenant in the 60-month deal is valued at $141,237.

▶  Majestic Stair Systems Inc. leased 5,007 square feet of industrial space at 7485 Dean Martin Dr. in Las Vegas. Dean Willmore of Colliers International represented the lessor, TLF Logistics II Eldorado Holdings LLC, in the 39-month deal.

▶  TLC Properties Inc., dba Lamar Adv., leased the 1.03-acre industrial property at 5575 S. Polaris Ave. in Las Vegas. Dean Willmore of Colliers International represented the lessor, Four Ways Associates LLC, in the 60-month deal.

▶  Framerica leased 14,400 square feet of industrial space at 4320 Lamb Blvd. in Las Vegas. Dan Doherty, Susan Borst, Chris Lane and Jerry Doty of Colliers International represented the lessor, Roberts Ranch Venture.

▶  Bross Browning Cos. LLC leased 7,049 square feet of industrial space at 5945-1 Wigwam Ave. in Las Vegas. Dan Doherty, Susan Borst, Chris Lane and Jerry Doty of Colliers International represented the lessor, MCA Wigwam LLC.

▶  Designers Workshop LLC leased 6,851 square feet of industrial space at 5925-2 Wigwam Ave. in Las Vegas. Dan Doherty, Susan Borst, Chris Lane and Jerry Doty of Colliers International represented the lessor, MCA Wigwam LLC.

▶  Ardent Progressive Systems and Games leased 3,396 square feet of industrial space at 2925 Patrick Ln. in Las Vegas. Dan Doherty, Spencer Pinter, Susan Borst, Chris Lane and Jerry Doty of Colliers International represented the lessor, BKM Patrick 102.

▶  J Peery Construction Inc. leased 2,763 square feet of industrial space at 4487 Reno Ave. in Las Vegas. Greg Pancirov, Mike DeLew and Dean Willmore of Colliers International represented the lessor, FJM Vegas Holdings LLC, in the 12-month deal.

▶  Assist Care Pharmacy Inc. leased 3,612 square feet of industrial space at 3045 Post Rd. in Las Vegas. Greg Pancirov and Mike DeLew of Colliers International represented the lessor, Kerzetski Sunset LLC, in the 39-month deal.

▶  Puppy Heaven has leased 1,920 square feet of industrial space in Mountain Point Business Park, 4525 Spring Mountain Road, Suite 109, Las Vegas. Robert S. Hatrak II of Virtus Commercial represented the lessor, Mountain Point LLC, in the 38-month lease valued at $76,032. Richard Brodkin of Realty One Group represented the tenant.
