DEAL WATCH: Former Food 4 Less sells for $5.3M

Marcus & Millichap, a commercial real estate investment services firm with offices throughout the United States and Canada, announced the sale of former Food 4 Less, a 47,625-square-foot, net-leased property at 3864 W. Sahara Ave. The asset sold for $5,300,000, according to Todd R. Manning, regional manager of the firm’s Las Vegas office.

Ray Germain, first vice president of investments, and Candace Bare, senior associate, in Marcus & Millichap’s Las Vegas office, had the exclusive listing to market the property on behalf of the seller, an individual/personal trust.

SALE TRANSACTIONS

• A sale to Henderson Town Center LLC. The approximately 194,757-square-foot retail property is in Town Center II and III and Athenian Shops at 4300, 4350 and 4500 E. Sunset Road in Henderson. The transaction value was $21,500,000. David A. Grant, Chris Connell and Grant Traub of Colliers International represented the buyer.

• A sale to Madison Residential Holdings. The 168-unit multifamily property, Vernazza Apartments at 5540 W. Harmon Ave. The transaction value was $19,200,000. Chris Bentley of Colliers International represented the seller, Veneto Capital.

• A sale to Centra Corporate Center LLC. The approximately 9.49-acre land parcel is located on the northwest corner of Corporate Center Drive and Pecos Road (APN: 139-01- 711-002) in North Las Vegas.
