Demand for new luxury homes remains strong

The luxury production home market saw a significant jump in sales in 2025 and is poised to keep building off that in 2026, with high-end communities in Summerlin, while the newest entry-level luxury edition was spotlighted this past week at Lake Las Vegas.

Las Vegas-based Home Builders Research reported there were 773 sales of $1 million and above in 2025, a 44 percent increase over the 535 in 2024. The luxury new-home market had been stagnant prior to 2025, with sales ranging from 535 in 2024, 567 in 2023 and 544 in 2022. There were 432 in 2021 as demand increased coming out of the pandemic and relocations to the valley from Southern California.

That’s quite the contrast to the overall new-home market that saw closings fall 20 percent in 2025.

The credit for the increase in the luxury new-home production market is attributed to Ascension that ramped in the second half of 2024 with 98 sales. The development of Pulte and Toll Brothers in the southwest valley is located between The Summit Club and Mesa Ridge. Prices exceed $1 million and surpass $3 million.

Toll Brothers had 125 closings in 2025, while Pulte had 122 in Ascension in 2025.

Pulte led in new-home luxury sales in 2025 with 221. They were followed by Toll Brothers with 183. Lennar was third with 114 and Taylor Morrison came in fourth with 63. They were followed by Richmond American with 41 and Tri Pointe with 34. Pinnacle Homes had 25 followed by Christopher Homes with 23.

Blue Heron had 15, including the highest-priced production home at $13.4 million in MacDonald Highlands in Henderson.

The listing said the home was at the highest elevation in The Peak at MacDonald Highlands.

“This custom Blue Heron Home offers breathtaking panoramic views of the Las Vegas Strip, mountains, and city,” according to the listing from Natalia Harris, a Realtor with Las Vegas Sotheby’s International.

The Blue Heron Home features more than 8,200 square feet with six bedrooms, 6½ baths and a five-car garage.

The listing said: “Experience the epitome of luxury with fire and water features and large pocket doors that blur the lines between the interior and the natural beauty of the surrounding views, showcasing Blue Heron’s iconic biophilic design,” the listing said. “Indulge in a resort-style yard with a stunning backdrop of the Las Vegas Strip while enjoying a 1,324-square-foot pool and spa, which is over double the current allowable size. Entertain in style with a gorgeous sky deck, outdoor kitchen, game room and spacious guest suites.”

Among other builders, KB Home had 12 closings, Century Communities had eight, Nevada Residential Construction also had eight. Liberty Homes had six followed by Langdon Miller with four, Fox Homes with three, Jewell Homes with two and Viewpoint Contractors with two.

The luxury market is poised to bring on more supply.

In February, Tri Pointe announced the grand opening and start of sales at Lakeview Ridge, a gated community in Lake Las Vegas.

Three merchandised model homes were curated by design expert, Emmy-winning TV host and author Bobby Berk, who was at the Henderson development this week to promote the project.

Situated in Northshore Lake Las Vegas, Lakeview Ridge features 53 one-and two-story homes across three floor plans, ranging from approximately 2,579 square feet to 3,991 square feet.

The new community is designed in collaboration with Bassenian Lagoni Architects, with a site plan and architectural vision that emphasizes clean lines, modern desert influences and seamless integration with the natural topography, Andrews said.

Plan One offers about 2,579 square feet of single-story living, ideal for homebuyers seeking ease, comfort and a seamless flow throughout the home, Andrews said. The entire back of the home is designed with expansive glass, creating a striking backdrop that frames the surrounding Lake Las Vegas setting and showcases lake views or mountain scenery. The plan includes three bedrooms and 2½ baths, with open-concept living areas that bring together the kitchen, dining and great room for everyday living and entertaining. A private primary suite serves as a serene retreat, while secondary bedrooms and flexible spaces provide options for a home office, fitness room or guest accommodations. A gated courtyard entry enhances privacy and connection to the outdoors, reflecting Lakeview Ridge’s emphasis on elevated indoor-outdoor living. That community’s home prices starts about $900,000 and goes up from there.

The Plan Two floor plan spans approximately 3,356 square feet and offers three to five bedrooms, 2½ to 4½ baths, delivering versatility for a wide range of lifestyles, Andrews said. It starts at about $1 million and goes up from there.

“A standout feature and a strong favorite among early home shoppers is the primary suite located on the main floor, offering convenience, privacy and long-term livability,” Andrews said. “This two-story design features multiple flexible living areas that can adapt to evolving needs, from work-from-home spaces to media rooms or wellness retreats. Expansive windows invite natural light throughout the home while framing views toward the surrounding Lake Las Vegas landscape. With generous gathering spaces and thoughtfully separated private areas, Plan Two balances functionality, comfort and elevated design.”

As the largest offering at Lakeview Ridge, Plan Three ranges from about 3,780 square feet to 3,991 square feet and includes four bedrooms, 3½ baths, and two- or three-car garage. This two-story layout is designed to accommodate both everyday living and larger-scale entertaining, anchored by a spacious great room and well-defined living zones, Andrews said. It starts at $1.05 million and goes up from there.

Select options include a GenSmart Suite with a private entrance, providing flexibility for guests, multigenerational living or creative use.

‘Courtyard connections and covered outdoor living areas further enhance the home’s connection to its elevated surroundings, making Residence Three a true showcase of the Lakeview Ridge lifestyle,” Andrews said.

In September, Tri Pointe announced that sales had begun at Carlisle, its new neighborhood at Grand Park in Summerlin.

The two collections, Carlisle Ridge and Carlisle Peak, are part of a gated neighborhood that includes a planned private park that will provide added outdoor space to a locale that is also close to the Spring Mountains, trails and natural vistas of Red Rock Canyon National Conservation Area.

Carlisle Ridge is designed for those homebuyers who value connectivity and entertaining, Andrews said. It is a collection of expansive single- and two-story homes with up to 4,000-plus square feet of living space in flowing, open plans. The homes, offered across three plans, include two to four bedrooms, up to 4½ baths, a three-car garage, as well as indoor/outdoor features, such as covered outdoor living, a lounge area for entertaining and courtyards.

Plan Two offers a detached flex space, with choices for a GenSmart Suite or the ultimate space for asports or game night, while Plan Three is a two-story home with main-level living on the first floor and secondary bedrooms with a loft on the second floor. Prices at the Carlisle Ridge collection start at $1.6 million.

Carlisle Peak is designed for those who desire a modern oasis with spaces envisioned for relaxing and entertaining, Andrews said. It is a collection of spacious two-story homes that measure up to 4,000-plus square feet with up to four and five bedrooms, up to 4½ baths and three- and four-car garages. With choices including GenSmart Suites across all three plans, each of which still provide a three-car garage; expansive courtyards and private decks with views; floating stairs and hidden prep kitchens in select plans.

Prices at the Carlisle Peak collection start at $1,550,000.

“Luxury demand remains strong in the Las Vegas Valley,” Andrews said. “ Since 2020, sales of luxury-tier homes priced over $1 million have more than doubled, reflecting continued interest in high-end, design-forward living. This momentum highlights the strong market fundamentals supporting new luxury offerings, like Carlisle.”
