Cadence is back as Henderson projects spring to life

Work is well under way at a long-stalled Henderson master plan.

Two big builders are readying model-home communities at Cadence, a 2,200-acre community near East Warm Springs Road and East Lake Mead Parkway.

Woodside Homes is building models on two sites that will contain 166 homes upon completion. The new-home collections, called Chelsea and Park Place, will be priced in the $300,000s, with sizes ranging from 2,240 square feet to 2,700 square feet.

And Ryland Homes is preparing its first parcel for construction, with plans got two home collections unique to Cadence. The Monroe collection will have four floor plans of three-story homes from 2,251 square feet to 2,551 square feet, each with a rooftop deck. The Huntington collection will feature two-story homes from 1,939 to 2,400 square feet, also with rooftop decks. Ryland’s homes will be priced from the mid-$200,000s.

Richmond American Homes is set to open models later this year. Also coming is Heritage, an active-adult community by Lennar.

Cadence’s developer, The LandWell Co., initially unveiled plans for the community before the recession but had to put the project on ice during the downturn, which saw local home values plummet by roughly 60 percent.

The master plan will have 13,250 homes upon buildout.

The Cadence Home Finding Center is at 1170 E. Sunset Road.

Implode, then build

Burke Construction Group won a contract to manage the Feb. 10 implosion of the Clarion Hotel and Casino at 305 Convention Center Drive, and may be set to help with construction of a new project.

Local developer Lorenzo Doumani, who bought the 202-room property through his 305CCD LLC company for $22.5 million in October, said he hired the contractor because of its reputation and 30 years in business.

Demolition of the 44-year-old, 12-story building, once known as the Debbie Reynolds Hotel and Casino and then Greek Isles, among other nameplates, began in October, when structural removal began. The property was imploded in the early morning hours of Feb. 10 by Controlled Demolition Inc., though demolition crews needed to bring in a crane to tear down an elevator shaft left standing after the implosion.

Doumani hasn’t said what he plans to do with the site, but Kevin Burke, president and CEO of Burke Construction, called the implosion the “first step in an ambitious and multifaceted development project envisioned by Lorenzo Doumani.”

“We look forward to developing a long-term relationship and future project management and construction opportunities with 305CCD LLC,” Burke added.

First I-11 contract

The Nevada Department of Transportation awarded Fisher Sand &Gravel the Phase I contract for the Interstate 11 Boulder City Bypass Alignment Project from Rail Road Pass to U.S. Highway 95. Groundbreaking is set for early April. Joseph Miller will lead the project as Fisher’s Nevada area manager.

The project will include construction of the west frontage road to subgrade, a retaining wall and drainage features.
