DEAL WATCH: Mob Museum buys nearby parcel of land

MOB MUSEUM ACQUIRES ADJACENT LAND PARCEL

The Mob Museum, the National Museum of Organized Crime and Law Enforcement, announced it has purchased a nearly 30,000-square-foot parcel of land directly to its east. Bordered to the south by Stewart Avenue and to the east/northeast by Fourth Street, the wedge-shaped parcel provides the museum with additional space to build out facilities for administration, exhibitions, archives, educational and entertainment programs and food and beverage facilities.

“The Museum has enjoyed enormous success throughout our 10 years of operation, averaging well over 1,000 visitors a day, and we have remained focused on delivering an incredible guest experience, meaningful exhibits and public programs consistent with our mission,” said Jonathan Ullman, president and chief executive officer, The Mob Museum. “An expansion would enable us to reach a much broader audience by increasing our offerings, community engagement opportunities and contribution to the growth of the public’s understanding of organized crime and law enforcement.”

With this purchase, the museum has made the first step toward its next phase by expanding the footprint of its campus. The acquisition of the new parcel allows it to have greater flexibility in constructing additional facilities, while respecting the integrity of its historic building.

COMPLETED SALES TRANSACTIONS

• A sale to Formula One’s parent company Liberty Media Corp. The groundbreaking sports entertainment site is a 37.54-acre high-profile Las Vegas land development parcel located at the northeast corner of Harmon Avenue and Koval Lane within the Las Vegas Resort Corridor. The transaction amount was $240,000,000. Mike Mixer, SIOR, of Colliers International represented the buyer.

• Kevin Higgins, SIOR, of CBRE Inc. represented the buyer, SCSP3 LLC, in the purchase of 127.73 acres of vacant commercial land at Las Vegas Boulevard and Cactus Avenue for 172,435,500.

• Avison Young announced the Sauter Multifamily Group, comprised of principals Patrick Sauter, Art Carll-Tangora and Steve Nosrat, based in the firm’s Las Vegas office, closed the $40 million sale ($227,272 per unit) of Las Brisas de Cheyenne at 3985 E. Cheyenne Ave. Sauter, Carll-Tangora and Nosrat represented the seller, Epic Investments. The buyer was Tides Equities. Located in Las Vegas’ Sunrise Manor submarket, Las Brisas de Cheyenne consists of 176 apartment units on approximately 9.17 acres along E. Cheyenne Avenue, between Las Vegas Boulevard North and N. Lamb Blvd., east of Interstate 15. Originally constructed in 1999 and renovated in 2020, Las Brisas de Cheyenne is a two-story garden-style apartment community featuring one-, two- and three-bedroom floor plans with an average unit size of 720 square feet.

• CBRE has arranged the $7.9 million sale of a retail portfolio comprising two retail assets totaling 17,940 square feet. Rand & Miner LLC and Tropicana Centre 22, LLC acquired the portfolio from Farmers and Merchants Trust Co. trustee. CBRE’s Roy Fritz, Michael Hsu, Dylan Heroy, Arthur Flores, Mark Latimer, Jay Gomez and James Kaye represented the seller in the transaction.

The portfolio includes Flamingo Jones Plaza, a 10,712-square-foot, six-tenant retail pad located at the intersection of Flamingo Road and Jones Boulevard that is 78 percent leased to Subway, Marco’s Pizza, Robert James Salon, B&T Nails, Rapid Cash and Vacant; Tropicana Centre, a 7,228-square-foot, five-tenant retail pad located near the intersection of Tropicana Avenue and Jones Boulevard that is 100 percent leased to Del Taco, Ethiopian Spice, Planet Vegas Smoke Shop, Trenz Salon and Nail Pro & Training.

• A sale to YSH Inc. The 21,316-square-foot fully leased retail automotive center on 2.41 acres. Trop Decatur Auto Center is at 5035-5075 S. Decatur Blvd. with direct frontage on Decatur Boulevard. The transaction amount was $6,450,000. Al Twainy, CCIM, and Jennifer Lehr, CCIM, of Colliers International represented the seller, WW & JJ Choi LLC.

• A sale to C&M Residential LLC. The 5-acre land parcel is near East Centennial Parkway and North Pecos Road in North Las Vegas. The transaction amount was $4,000,000. CNR Retail: Chris Clifford; Steve Neiger, CCIM; and Brett Rather of Colliers International represented the seller, Charley LLC.

Jerad Roberts; Devin Lee, CCIM; and Robin Willett of Northcap Commercial announced the recent sale of the Mark & Daisy Apartments for $3,800,000 ($135,714/unit). This sale consisted of 28 units built in 1963 located at 3782 University Center Drive, 3791 Daisy St. 740 Mark Ave, 754 Mark Ave and 770 Mark Ave. This off-market transaction closed on June 24. Northcap Commercial represented the buyer, LVMP LLC, on this sale.

• A sale to Defcon Properties LLC. The 11,548-square-foot industrial property is within Stephanie Industrial Park in the East Las Vegas Industrial Market at 5456 Stephanie St. The transaction amount was $2,510,579.53. Garrett Toft, SIOR, of CBRE Inc. represented both the seller and the buyer, Tenaya Sunset LLC in the sale and purchase of 2.05 acres of vacant industrial land located at W. Sunset Road, west of Tenaya Way for $2,475,000.

• A sale to Bismi Series Holdings LLC. The 1.91-acre land parcel with a 1,951-square-foot office building is east of the Interstate 15 and Blue Diamond Road interchange at 165 E. Windmill Lane, with direct frontage on E. Windmill Lane. The transaction amount was $1,125,000. Steven D.
