Southern Nevada mayors meet with builders

ABC Nevada, a statewide construction industry trade association, hosted its annual Meet Your Mayors Luncheon on March 30, bringing together the mayors of Southern Nevada and leading professionals from the region’s construction industry at Fogo de Chão Brazilian Steakhouse. The event featured Mayor Pamela Goynes-Brown, North Las Vegas; Mayor Shelley Berkley, Las Vegas; Mayor Michelle Romero, Henderson; and Mayor Joe Hardy, Boulder City. The luncheon fostered meaningful dialogue on economic development, encouraged industry collaboration and strengthened connections between public officials and the construction community.

NLV announces grants for businesses, homeowners

The North Las Vegas Redevelopment Agency has three grant programs designed to enhance neighborhoods and support environmental cleanup efforts. The programs offer financial assistance to commercial property owners, residential property owners and developers looking to invest in North Las Vegas.

“Whether you’re a business owner looking to refresh your storefront or a homeowner wanting to improve your curb appeal, we want to make it easier for you to invest in our community,” said North Las Vegas Councilwoman and Redevelopment Agency Chair Ruth Garcia-Anderson. “The Redevelopment Agency exists to strengthen our older neighborhoods, and these programs are a direct reflection of that commitment.”

Commercial façade improvement program

The Commercial Facade Improvement program will reimburse business owners up to $75,000 for enhancements to the exterior of businesses in Redevelopment Areas. Eligible improvements include facades, lighting, doors and windows and finishes. Businesses located in property tax districts 253, 255 or 256 are within the redevelopment area boundary.

Residential curb appeal program

The Residential Curb Appeal Program will reimburse property owners in Redevelopment Areas up to $25,000 for enhancements to street-facing exteriors of their property. Eligible improvements include fencing, garage/carport construction, roof repairs, siding repairs and paint. Homes in property tax districts 253, 255 or 256 are within the redevelopment area boundary.

SW Gas volunteers help clean park

More than 100 Southwest Gas employee volunteers, joined by their families, came together with Get Outdoors Nevada and the city of Las Vegas for a clean-up and revitalization effort at Gary Reese Freedom Park on April 4. The volunteer-driven project resulted in the removal of graffiti and trash, improvements to park equipment and the clearing of a damaged fence to enhance the safety, cleanliness and overall experience of the park for the community.

The event, held as part of Southwest Gas’ BLUE (Building Lives Up Everywhere) volunteer program, highlights the power of local collaboration in strengthening Southern Nevada communities. It builds on the strong partnership between the organizations and the meaningful impact volunteerism can make, following previous efforts like the transformation of Ansan Sister City Park, where Southwest Gas employee volunteers and their families, planted trees and removed more than 400 pounds of trash.

“Events like this truly reflect Southwest Gas’ commitment to serving and uplifting the communities where we live and work. Our employees don’t just serve the community through their daily work, they show up, roll up their sleeves, and give their time to make a real difference,” said Justin Brown, president of Southwest Gas. “Through our ongoing partnerships with Get Outdoors Nevada and the city of Las Vegas, we’re able to create meaningful opportunities to strengthen our neighborhoods and connect people with the outdoors. It’s a commitment our employees take to heart, and one that continues to grow with every project we take on together.”

Get Outdoors Nevada leaders echoed the impact of the collaboration and the importance of continued stewardship of public lands.

“Partnering with organizations like Southwest Gas allows us to expand our capacity and take on projects at a truly meaningful scale — whether it’s park and trail cleanups, or creating gardens and planting trees, our objective is to create lasting, positive improvements for the community,” said Bart Patterson of Get Outdoors Nevada, which is celebrating its 25th year of providing opportunities for Nevadans to experience, learn about, and care for outdoor spaces. “Ultimately, we hope to spark new connections to the park and help visitors discover the resources in their own backyards.”

Last year, Southwest Gas employees volunteered 1,746 hours in support of local nonprofits throughout Nevada. Through hands-on volunteerism and strong community partnerships, Southwest Gas continues to demonstrate its commitment to environmental stewardship and community engagement — helping ensure Southern Nevada’s public spaces remain vibrant, accessible and enjoyable.

Tri Pointe helps sponsor Arbor Day

Tri Pointe Homes helped sponsor the city of Henderson’s Arbor Day, March 27. Several businesses and community organization planted trees in the Morrell Park, 500 Harris St. The family-friendly event focused on the important role trees have in keeping communities healthy, shaded and sustainable. Henderson has been recognized as a Tree City USA community for 34 consecutive years. Today, more than 30,000 trees grow in that city.

Senior housing community sells

JLL Capital Markets announced it has arranged the sale of San Martin Senior Living, a 174-unit seniors housing community.

JLL’s Seniors Housing Capital Markets team represented the seller in the sale of the property to a joint venture between Stellar Senior Living and a commingled fund managed by Clarion Partners. Upon Clarion’s acquisition of the property, the community is being renamed “The Grand at Southern Hills” and Stellar Senior Living will assume management responsibilities.

“We are pleased to add this high-quality senior living community in the Las Vegas MSA to our growing health care portfolio, “said Julie Robinson, Clarion Partners Head of Healthcare. “This acquisition reflects not only the strength of this individual asset, but also our broader conviction in the senior housing sector. It represents the latest in an active pipeline of opportunities where we see compelling fundamentals and the ability to deliver long-term value.”

Completed in two phases in 2008 and 2010, San Martin Senior Living consists of a two-story building housing 144 independent and assisted living units and single-story building home to 30 memory care units. The properties offer residents weekly housekeeping, trash, laundry and linen service and 24-hour security. The pet-friendly independent and assisted living portion of the property offers on-site amenities, including three meals per day, a theater, clubhouse with pub and bistro, fitness center, dog park, weekly entertainment and happy hours as well as 24-hour access to care. Memory care residents enjoy a restaurant with table service, a salon and spa, escort and transfer assistance and a courtyard/patio.

The properties are located across the street from each other at 8374 W. Capovilla Ave. and 7230 Gagnier Blvd. in southwest Las Vegas. San Martin Senior Living is strategically located in a large medical complex that also includes St. Rose Dominican Hospital, one of Las Vegas’ largest regional hospitals. The immediate area surrounding San Martin Senior Living boasts strong demographics, including a substantial seniors population base, above-average household incomes and high home values, all ensuring consistent long-term demand for the properties.
