COMPLETED SALE TRANSACTIONS

• A sale to RW Apache LLC. The 50,746-square-foot mixed use development, the Fort Apache Commons, is at 1215-1225 S. Fort Apache Road. The transaction value was $21.1 million. David A. Grant; Grant Traub, SIOR; and Chris Connell of Colliers International represented the seller, LJT Properties I L.P. Mike Mixer, SIOR, of Colliers International represented the buyer.

• Virtus Commercial has announced the sale of The Pines Corporate Center for a total transaction value of $12.75 million. Located on the corner of Charleston Boulevard and Tenaya Way, the Pines Corporate Center consists of 18 single-story multitenant office buildings, totaling more than 101,000 square feet. The property was constructed in 2000 and 2002 and spans more than 9 acres. Chris Emanuel, Virtus Commercial, represented the buyer, The Pines Office Park LLC, and Charles Moore and Marlene Fujita, CBRE, represented the seller, Pines Office Center LLC.

New ownership plans to rebrand the property as The Pines Office Park and its investment strategy is to buy, hold and invest. Ownership selected Matt Feustel of Virtus Commercial as the leasing agent.

• A sale to CapRock Acquisitions LLC. The 92,223-square-foot industrial property is in Walnut Business Park at 3020 and 3060 N. Walnut Road. The transaction value was $7.85 million. • The sale of a former TGIF Restaurant was completed Oct. 7. The 6,700-square-foot retail building is at 4570 W. Sahara Ave. The total value of the transaction was $3.2 million. Michael Brazill and Edward Bassford of Sun Commercial Real Estate Inc. co-represented the seller, Majestic Empire Holdings LLC and Centennial Real Estate represented the buyer, Dunraven LLC.

Jason Dittenber; Jerad Roberts; Devin Lee, CCIM; and Robin Willett of Northcap Commercial, have announced the sale of the Desert Inn Apartments for $2.7 million ($75,000/unit). This sale consisted of 36 multifamily units built in 1963, at 1075, 1089, 1107, and 1121 E. Desert Inn Road. This transaction closed on Oct. 23. Northcap Multifamily represented the seller, Blue Elephant LLLP.

Sean Zaher of CBRE Inc. represented the seller in the sale of a 20,020-square-foot industrial building at 2240 Crestline Loop to Daniel J. & Jeralyn J. Thistle Family Trust for $2.35 million.

Jason Dittenber; Jerad Roberts; Devin Lee, CCIM; and Robin Willett of Northcap Commercial, have announced the recent sale of 2301 Wengert Ave. Apartments for $1.7 million ($85,000/unit). This sale consisted of 20 multifamily units built in 1962. This 17-day transaction closed on Nov. 1. Northcap Commercial represented the sellers on this sale.

• A sale to Gigawatt Holdings LLC. The approximately 6,000-square-foot industrial property is in Matter Business Park @ Warm Springs at 7930 W. Warm Springs Road, Suite 150. The transaction value was $1,014,000. Dan Doherty, SIOR; Paul Sweetland, SIOR; Chris Lane, CCIM; and Jerry Doty of Colliers International represented the seller, Matter Business Park @ Warm Springs.

• The sale of a former TGIF Restaurant was completed Sept. 16. The 6,227-square-foot retail building is at 4330 E. Sunset Road in Henderson. The total value of the transaction was $700,000. • A sale to Mental Health Counseling and Wellness Center Inc. The 2,535-square-foot office property is in The Office by the Airport at 320 E. Warm Springs Road, Unit 1. • The sale of APN 139-01-611-019 was completed Sept. 20. The 0.84-acre parcel is north of the NEC of Craig Road and Donovan Way in North Las Vegas. The total value of the transaction was $460,000. COMPLETED LEASE TRANSACTIONS

• LOGIC Commercial Real Estate has announced the execution of a 10-year lease for 24,610 square feet with Step Right Up at Prizm Outlets (formerly Fashion Outlets of Las Vegas) in Primm.

Step Right Up is a family attraction facility to include 3D Trick Art, 3D projection mapping, Illusion mirror rooms, old-fashion carnie games, axe throwing and escape rooms.

Step Right Up is created and powered by the owners of HeadzUp Las Vegas and was established in 2017. It will be joining Prizm’s current tenants including Williams Sonoma, Calvin Klein, H&M and Nike and anticipates a grand opening in December.

Prizm Outlets is also the home to the world’s largest street art installation, Mural Oasis, which is slated for completion by Thanksgiving.

• A lease to H&H Auto Body and Repair LLC. The 5,872-square-foot industrial property is at 3970 N. Las Vegas Blvd. Mike Willmore; Alex Stanisic; and Dean Willmore, SIOR, of Colliers International represented the buyer.

• A lease to MPF1 LLC. The approximately 4,000-square-foot retail property is in The Center At Spring Mountain at 3873-3879 Spring Mountain Road.
