MILTSON CONSULTING SELLS OFFICE CONDOS IN DOWNTOWN

Miltson Consulting is offering office condos for sale at The Office, a two-story, newly remodeled building on Las Vegas Boulevard and Gass Avenue in downtown Las Vegas.

Featuring classic architecture, the 40,000-square-foot building is within walking distance of Southern Nevada’s local, state and federal courthouses and other government buildings. Office suites range from 2,300 square feet to 40,000 square feet, with ample free surface parking available. The historic building that now houses The Office was built in 1963. It was originally developed for Nevada National Bank. Before being renovated, its last tenant was the city of Las Vegas Development Services, which occupied the entire building for more than a decade.

Michael Young from IREPLV, LLC, oversees marketing, sales and leasing efforts for The Office, which is easily accessible from both U.S. 95 and Interstate 15. Young stated the suites are in shell condition and ready for interior improvements. Buyers will work with an architect and contractor, creating their own custom-designed office space.

Miltson Consulting is a real estate development company and asset manager based in LasVegas and focusing on retail, office and industrial projects. The company is owned by Jonathan Schwartz, who has a background as an attorney and is a third-generation real estate developer. His approach stems from his late father, Milton Schwartz, a well-known and successful business leader and serial entrepreneur.

HENDERSON INDUSTRIAL PROPERTY SELLS FOR $35 M

CBRE has completed the $35 million sale of 501 Parkson and 740 Cape Horn, two freestanding industrial warehouses totaling 105,593 square feet in Henderson to a private buyer.

Tyler Ecklund and James Griffis with CBRE’s Las Vegas office represented the seller, Unilev Capital, a California-based real estate investment company, and their investment partner, Palladius Capital Management via a separately managed account. Unilev’s investment team is led by Raymond Levy, Ian Konowitch and Peter Berges.

Situated on 17.78 acres of paved secure yard, the facilities were built in 2007 and have been fully leased since by Ferguson Enterprises and Ferguson Waterworks, which operate separately while sharing the yard space. 501 Parkson is 89,900 square feet and features 17 dock doors and a 26-foot clear height. 740 Cape Horn is 15,693 square feet and features one dock door and a 26’-foot clear height. Both have open warehouse space, showrooms, office space and separate employee and customer restrooms. The buildings share 175 parking spaces.

The warehouses are less than one mile of the US 95/Interstate 515 Interchange via Parkson Road or North Gibson Road to West Sunset Road, making it an ideal location for distribution, customers and employees commuting.

• The sale of an Industrial building to Macey Investment Corp, comprised of 86,070 square feet, located at 5795 Rogers St. The total value of the transaction was $19,250,000.
