DiNapoli Capital Partners buys Peccole Ranch Apartment complex for $44.6M

CBRE Capital Markets’ debt and structured finance team has arranged $44.6 million in acquisition financing for the Palms at Peccole Ranch Apartment Homes, a 404-unit, garden-style apartment community at 9599 W. Charleston Blvd.

Andrew Behrens and Jesse Weber of CBRE’s San Francisco office secured the 10-year, floating-rate Fannie Mae loan on behalf of DiNapoli Capital Partners.

The Palms at Peccole Ranch consists of 29 buildings within the Peccole Ranch master-planned community. The Palms at Peccole Ranch is 10 miles west of the Las Vegas Strip and downtown Las Vegas.

Sales

• Newmark Knight Frank represented Grand Flam Shops Capital Management in the sale of 4115, 4145, 4165, 4175 and 4195 S. Grand Canyon Drive, a 64,698-square-foot shadow anchored retail shopping center, to Grand Canyon Center, LP. Total consideration was $16,650,000. NKF’s Senior Managing Director Rob Ippolito and Director Michael Zobrist represented the seller in the transaction.

• Newmark Knight Frank represented Greater Las Vegas Association of Realtors in the sale of 1750 E. Sahara Ave., a 25,952-square-foot office property, to Laborers’ International Union North America, Local 872 (LIUNA, Inc). Total consideration was $2,750,000. NKF’s Executive Managing Director David Scherer and Director Michael Hsu represented the seller in the transaction.

• HiTower Realty’s David Afromsky represented buyer Tishbi Inc., a California Corp., in the purchase of Cheyenne Business Park at 3450, 3550, 3560 and 3562 W. Cheyenne Ave. in North Las Vegas. The office space measured approximately 20,000 square feet. The seller Cheyenne Business Park, LLC was represented by Bryan Houser of Albright Callister & Associates. The purchase price was $2,475,000.00.

Sean Zaher of CBRE Inc. represented the buyer 777 Corporate Relocation LLC in the purchase of a 19,125 square feet of industrial space at 4480 Calimesa St. for $2,237,625. Jerry Doty of Colliers International represented the seller NLV Sagebrush LLC.

Newmark Knight Frank represented Annallen, LLC in the purchase of a 1.25 acre parcel of land on the SEC of Azure Drive and Madge Lane from Margaret Carnell Revocable Trust. Total consideration was $105,265.00. NKF’s Managing Director Ben Millis, SIOR and Associate Director Dave Wrzesinski represented the buyer in the transaction.

Jacqueline Young and Liz Clare, CCIM of Avison Young represented the landlord, 4343 North Rancho Drive, LLC in the 144-month, 18,000-square-foot retail lease at 4404-4530 North Rancho Drive, Suites F1 & F2 to the tenant, Planet Fitness. The total value of the transaction was $2,451,600.

• CLJ, LLC dba Me Gusta Tacos leased 1,800 square feet of retail space at 7425 S. Durango Drive, Ste 103, from DM Rhodes Ranch, LLC. Total consideration was $260,604. Director Michael Zobrist and Executive Managing Director Nelson Tressler of Newmark Knight Frank represented the lessor in the transaction.

• Family Dollar Inc leased 9,025 square feet of retail space at 1374 W. Cheyenne Ave., Ste 101-105., from Cheyenne Marketplace, LLC. Total consideration was $837,084.10. Director Michael Zobrist and Executive Managing Director Nelson Tressler of Newmark Knight Frank represented the lessor in the transaction.

Barton Hyde of Avison Young represented the tenant, Bensym in the 65-month, 4,883-square-foot office lease at 4670 S. Fort Apache Road, Suite 100. Tanner Peterson of CBRE represented the landlord. The total value of the transaction was $737,000.

• Coral Academy of Science Las Vegas has leased approximately 40,147 square feet of office space at 7777 Eastgate Road in Henderson. Michael D Hiltz of Signature Gallery of Homes represented the lessee and Robert S. Hatrak II of Virtus Commercial represented the lessor, 7777 Eastgate LLC.

Scott Donaghe and Barton Hyde of Avison Young represented the landlord, AMA Properties in the 64-month, 4,239-square-foot office lease at 6070 S. Eastern Ave., Suite 200 to the tenant, Velasquez Immigration. The total value of the transaction was $395,000.

• Skechers Footwear USA Inc has leased approximately 14,981 square feet of retail space at Eastern Beltway Plaza at 2360 E. Serene Ave. Leslie Mayer and Jeff Mitchell (of Virtus Commercial) represented the lessee.

• Hong Thimy Perez has leased approximately 1,032 square feet of retail space at Twain Center at 3675 S. Decatur Blvd. No. 12, in Las Vegas. Gary Beck of Virtus Commercial represented the lessee and Brett Beck of Virtus Commercial represented the lessor, Decatur 3466 LLC.

• Super Smoke Shop has leased approximately 1,000 square feet of retail space at Pecos Russell Plaza at 3380 E. Russell Road, Ste. 110. • Boot World Nevada, LLC dba KM Shoes leased 4,015 square feet of retail space at 4616 W. Sahara Ave., Ste 3 from Sahara 3D, LLC. Total consideration was $352,705.47.
