DEAL WATCH: A Las Vegas office building sells for $30.7 M

COMPLETED SALE TRANSACTIONS

• The sale of an office investment building was completed on April 4. The 93,650-square-foot property is at 6750 Via Austi Parkway. The total value of the transaction was $30.750 million. Cathy Jones, Roy Fritz, Jessica Cegavske and Jennifer Lehr of Sun Commercial Real Estate Inc. represented the buyer. Nidnats Corp. and Logic Commercial Real Estate represented the seller, DIG MCC LLC.

• A sale to Stirling Club LLC. The 73,576-square-foot Stirling Club property is at 2827 Paradise Road. The transaction amount was $12.36 million. Chris Clifford, Steve Neiger and Brett Rather of Colliers International represented the seller, JDLB LLC.

• A sale to Benefits Plaza Inc. The 9.23-acre land parcel is on the northeast corner of Durango Drive and Post Road (APN: 163-33- 301-007). The transaction amount was $9 million. Scott Gragson and Robert Torres of Colliers International represented the seller, Southern Nevada Beltway & GKT Acq.

• Marcus & Millichap announced the sale of Speedee Mart, a 3,314-square-foot, net-leased property in Las Vegas. The asset sold for $4. 2 million. Dustin R. Alvino, first vice president of investments in Marcus & Millichap’s Las Vegas office, procured the buyer, a large private investment group in Northern California. Speedee Mart is at 3670 Paradise Road, across from the new Wynn Paradise Park development and a quarter-mile south of the Las Vegas Convention Center.

• Henderson Freeways Crossings LLC sold a 19,280-square-foot industrial warehouse at 8375 Eastgate Road in Henderson for $2.52 million to WCIG LLC. Colliers International was the broker for the seller and The Larkin Group, NAI Vegas was the seller for the buyer.

• A sale to Eastgate Henderson LLC. The 14,320-square-foot industrial property is in Henderson Freeway Crossing at 8345 Eastgate Road in Henderson. The transaction amount was $1.7 million. • The lease with Kimball Rentals LLC was completed March 8. The 10,300-square-foot warehouse/showroom space is at 3101 E. Craig Road in North Las Vegas. The total value of the transaction was $1.63 million. • A lease of a 11,097-square-foot industrial warehouse at 2651 N. Crimson Canyon Drive was completed. Total consideration was $600,938. The lessor was 2651 Crimson Canyon LLC and the lessee was United Seating & Mobility, LLC dba Numotion, which was represented by The Larkin Group, NAI Vegas.

• A lease of a 27,120-square-foot industrial warehouse at 3824 N. 5th St, unit D, in North Las Vegas to 2nd Generation Freight Services LLC. The landlord is Paulus Enterprises LLC. The Larkin Group, NAI Vegas represented the lessor and Cushman & Wakefield represented the lessee. Total consideration was $590,673.
