Two retail centers sold for $25 million

Two neighborhood shopping centers have changed hands in deals collectively valued at nearly $25 million.

Siena Town Plaza LP has purchased the 43,343-square-foot retail center on the northeast corner of Tropicana Avenue and Hualapai Way in Las Vegas for $14 million.

David Grant, Grant Traub and Chris Connell of Colliers International represented the seller, Siena Town Center LLC. Al Twainy of Colliers International represented the buyer.

An affiliate of Los Angeles-based investment and advisory firm Grandway Asset Management Inc. has purchased the 45,000-square-foot Sahara Durango Retail Shopping Center from Canyon Bay Development in a transaction valued at $10.55 million.Anchored by Smart and Final, the neighborhood shopping center is on a 4.4-acre site at 8485 W. Sahara Ave. in Las Vegas’ Spring Valley submarket. The center features 42,500 square feet of inline space leased to a complementary blend of national and local service and food tenants along with a 2,500-square-foot pad occupied by Del Taco. The center was 92 percent occupied at closing.Pablo Rodriguez and Richard Vincent in the Ontario, Calif., office of Marcus and Millichap’s National Retail Group represented both parties in the transaction. Los Angeles-based law firm Sklar Kirsh also represented the buyer in the transaction and acquisition financing.

• Eagle Creek Holdings LLC purchased 39,902 square feet of industrial space at 4565 W. Post Road in Las Vegas for $4.95 million. Dan Doherty, Susan Borst, Chris Lane and Jerry Doty of Colliers International represented the seller, Seashore Holdings Inc.

• Gramercy Holdings LLC purchased 7,044 square feet of industrial space in Wigwam Jones Industrial Park at 5955-2 Wigwam Ave. in Las Vegas for $810,060. Dan Doherty, Susan Borst, Chris Lane and Jerry Doty of Colliers International represented the seller, MCA Wigwam LLC.

• Silver State Refrigeration & HVAC purchased 10,000 square feet of industrial property on 1.45 acres in Copper Sage Industrial Park at 4535 Copper Sage St. in Las Vegas. Brian Riffel and Tyler Jones of Colliers International represented the seller, Roxy Real Estate INvest II LLC.

• MARTER Holdings LLC purchased 5,700 square feet of industrial space in Spencer Industrial at 6560 Spencer St., A-10 in Las Vegas. Brian Riffel and Tyler Jones of Colliers International represented the buyer.
